Good question! It is the continuation of an already-built development. The address is 10364 Arapahoe Road. It abuts Anna's Farm to the west and is directly west of the proposed Kensington development for the Tebo property at Arapahoe and 287.

I have some graphics and maps in the previous post that show where it is. I can't add an image to this comment or I would!

South of Arapahoe Rd.and west of CO # 287 next to the Tebo property "The Ranch" which is up for annexation into Lafayette.

I saw rhe developer team discussing it outside when the meeting was over. They appeared disappointed and frustrated but that is only my take. We'll see their next step.

I stayed the entire meeting. Fairly well attended by residents and a good number of public comments. I was glad to hear the Planning Commission discussion and elated to see them send it back to the developer for further review. I'm not sure what to except to come back from the developer but they heard loud and clear that it must be better to conform to the new Comprehensive Plan objectives. Fingers crossed 🤞

I was pleased to see the PC send it back for further study too. Especially when staff was in support of the changes. I wonder if the developer will still want to take this plan to the council or wait till they have their new version.

This is a clear bait and switch. I went to the initial neighborhood meetings and PC and council meetings for this development. The property owners and developer touted a project where people could age in place, would have all kinds of gathering spaces and the CSA Karen mentions. It was a pretty inventive vision and I believe that was a big reason why council approved it.

Now it’s just a bunch of tightly packed houses with not enough green space, let alone open space. Why does this development deserve a PUD anymore? Especially when you consider the definition: “PUDs are intended to promote the most beneficial and creative development of land within the city” and “promote more imaginative design for development ….” I’d like the developer to explain what exactly is creative and imaginative about this new design.

People who spoke at the meeting also used bait and switch to describe what's happened. Some PC members also wondered what was creative about this new design too!

This just shows what would slip by us and turn into corrupt bullshit if we don’t keep our eye on what they are doing in this community. I don’t know how we could ever do that without your dedication and expertise Karen. I hate to think of what our city would be without you. Please don’t ever give up!
