Heads up! SW corner of Arapahoe and 287 development back again
Neighborhood meeting Dec 19
I last reported on this development in August of 2023 when Kensington, the company working on developing this property called the Lafayette Marketplace, canceled a planning commission meeting and followed that by pulling their annexation petition.
THUMBNAIL BACKGROUND
This property is owned by Steven Tebo and is in Boulder County. Due to the Intergovernmental Agreement (IGA) Lafayette has with Erie, this property will be annexed to Lafayette if developed. That IGA states that Lafayette and Erie will share any sales taxes collected here in a 50/50 split as is currently the case with Nine Mile Corner. In case you don’t know the Nine Mile Corner agreement gives us our 50% cut of the new King Soopers immediately but the remainder of the sales taxes from that development won’t come to Lafayette until 2038. (yes, 2038 not 2028).

CITY NOTIFICATION OF MEETING
I received the following notification from the city this morning, December 16.
And yes I am thinking snarky thoughts about a developer-led meeting notification 3 days before the date and during the holiday season when people are planning to go out of town or getting ready for visitors, shopping, decorating, and generally being more busy than other times of the year.
Neighborhood meeting for 10538 Arapahoe Rd. (SW Corner of Arapahoe Rd. and US HWY 287)
A developer-led neighborhood meeting will be held to discuss the Kensington annexation and zoning application for 10538 Arapahoe Rd. City staff will attend to hear public comments firsthand and answer any questions about the process.
We encourage community members to attend and share their feedback.
